About Us

Vaibhav Puranik (VP) began his real estate journey in 2008, unexpectedly stepping into property management. Over the years, he built a portfolio of rental properties across Los Angeles, personally managing their operations. He also acquired several single-family homes in Texas, which he continues to own.
Seeking to scale his real estate ventures, VP explored the world of Multifamily Syndications. In 2021, alongside a group of partners, he led his first syndication as a general partner, successfully exiting the investment in 2024. Since then, VP has served as a general partner in multiple syndications and has expanded his personal multifamily holdings in California.
VP lives in Los Angeles with his wife and two wonderful kids. He is an avid reader, a lover of theater, and an enthusiastic traveler. A true people person, VP enjoys connecting with others and having engaging conversations.
Hemel Gandhi
Hemel Gandhi, based in Sacramento, CA, brings years of real estate experience to our team, much like his colleague, Vaibhav. His journey in the field has led him to acquire a diverse array of single-family and multifamily properties. Hemel is genuinely enthusiastic about real estate and believes in the importance of a diversified investment portfolio.
In addition to his real estate pursuits, Hemel has played a significant role in product leadership within several companies, including a stint at a real estate property management firm, where he applied his industry knowledge to enhance their product offerings.
Sameer Kulkarni
Sameer Kulkarni is based in Pasadena, CA. He currently manages various Airbnb properties along with a multifamily portfolio for OMC. Sameer’s analytical skills allow OMC to underwrite deals and decide on upgrades. He also loves building and growing relationships with our contractors to create mutually beneficial long term relationships.
Sameer is passionate about real estate and personal finance. In addition to real estate, he holds a PhD in Computer Science and works for a well-known tech company.

Our Principles

Don't lose Investors Money!

We will do everything in our capacity to ensure that we don’t lose investors money. This requires taking care of the asset at hand. Many times, syndicators avoid spending money on fixes because fixes might not result in in rent increases. But in doing so they endanger the very asset they are supposed to take care of. Even if a fix may reduce the cashflow that year, we will err towards fixing the issue when in doubt.

Underpromise and Overdeliver

We underwrite our properties conservatively. In our projections, we will never present a scenario that assumes the market going up. We will always present two scenarios, market going down over the period of holding and market remaining the same. Our holding period is usually long enough – 5 to 7 years. Our belief is that real estate yields are the best when you hold it for long term. We always raise extra money to take care of unforeseen circumstances.
